Based on National Standards and the entities that have the authority to reprimand appraisers there are limits to simply doing a Value Check.
Brooks Appraisal Services can provide a range of sales data for a specific area. Say you have a client that tells you they think their house is worth $350,000 and then you ask me what I think. At that point I can tell you, for example, that there is a range of sales from $290,000 - 360,000. This is considered consulting. But to confirm that the house is really worth $350,000 is considered an oral appraisal. We can do that with conditions. We must conform to USPAP, the Uniform Standards of Professional Appraisal Practice. The Appraisal Foundation spells it out this way.
